Property Tax Relief
Property Tax relief has been a huge issue, and we expect as Florida citizens a significant break in property taxes for 2007. I am hoping they will heed the advice of most realtors, and that is not eliminate property taxes for primary residents, but roll them back to 2001 or reduce the mileage rate to 1%. I guess it remains to be seen, but we have to do something or more people are going to leave for places like Georgia and North Carolina where the taxes are more like 1/2 of a percent. I also believe this will help with the inventory and the Palm Beach Homes market. I guess we will see.

The Shores at Boca Raton
I currently live in The Shores at Boca Raton. I believe it to be one of the best communities in South Florida. The Shores at Boca Raton has homes from the $500's to the $750's. Compared to the Homes in Saturnia and Boca Isles it would be considered an undervalued community. The Shores at Boca Raton has a community pool, a state of the art fitness facility, a new $35,000 kids playground, and a kids club. Sales are up in Palm Beach
Sales are up about 30% for Boca Raton and Palm Beach Homes since the beginning of the year. This is attributed to a couple of factors. One is that sellers have become increasingly desperate and reasonable which have in turn lowered their prices for Palm Beach Homes. The other reason is buyers have realized that this may be the bottom of the market and a great time to buy. These reasons and maybe others have made it a great 1st quarter for sales in the Boca Raton and Palm Beach Home market.

Move to a Palm Beach Home
With the market correcting itself across the country, Palm Beach has gotten incredibly busy in the Real Estate Market. People have been coming down here in droves and purchasing Palm Beach Homes. Buyers are loving the beautiful weather we are having and are getting great deals. Sales have gone way up from the start of the year. When are you going to buy your next Palm Beach Homes.

Palm Beach Homes
There is an increasing sentiment among prospective buyers to steal a home in this market. While you do want to pay a fair price for the home you are buying, you do not want to steal a property. If everyone pays well under market value in the Palm Beach Home market than the home you purchased today will only go down further. That steal will now be an overpriced near foreclosure listing. It is very important to get a deal in this market and not to pay too much, but you do not want to keep stealing properties as it will only depreciate your Palm Beach Home in the long run.

Park Land or Not to Park Land
Since starting in real estate 9 years ago, I have seen quite a few changes. South Florida Real Estate changes more than Paris Hilton changes her clothes. Just a few years ago when you asked a buyer who was under 45 what style of home he or she wanted they all pretty much wanted a 2 story 4000 square foot Mediterranean Home on a lake. Now times have changed Buyers are more concerned with the size of the Lot and room to breathe. Most buyers seem to of reverted back to the 1 story Cozy 3000 square foot home on a half acre with a pool. Where can you find these homes? Actually there are a few communities in every city that have homes that fits this criteria. I have sold many homes in Boca Raton, Coral Springs, Parkland, and in Wellington. All of these cities have a common denominator; they all have communities with large lots. That is what todays Buyer wants Land and Lots of it. This is why Parkland, Coral Springs, Wellington, and some of Boca Raton does so well. Anyway just a thought.
